Thu Thiem New Urban Area is expected to be a world-class center of finance and trade, the largest urban area in South East Asia. You have successfully managed SKL in its high-end residential businesses such as The Nassim, Gateway and super luxury SSV projects. Now that you are promoted to take on a more senior position – SKL CEO – with additional responsibilities for the Group Commercial sector and back offices, can you please share with us your new vision and any challenges that you may face?

I began the role of COO when I first came to SKL three years ago. This role allowed me to prepare and train myself for the CEO position. Having achieved great success with all three residential projects , my vision for the company is to ensure that we deliver the trust of building dream homes to all of our buyers. All three projects will begin hand-over to buyers this year, and buyers will finally understand the value we have put in our projects.


As CEO of SonKim Land, I will continue to pursue the Luxury Boutique strategy on a larger scale, not limited to residential projects as before. My target is to transform SonKim Land into the leading property developer for the luxury real estate market in Vietnam.

What elements do you believe can make SKL business successful?

I believe some of the keys to our success are 1) keeping the fundamentals with no compromising, 2) devotion to the quality, 3) unique design, and 4) providing a wonderful living experience. I believe that our design, location, attention to quality and management dedications set us apart from other competitors. These are our core strengths and therefore, we target those customers to whom those values matter the most. Due to our strategy, our customer profiles are very high and quite different than others, and as a result, we have less than 1% overdue payments at any given time for all of our residential projects.

How can SonKim Land meet these strict requirements?

Understanding that SKL’s objective is maintaining the highest standards in quality, we have established a group of outstanding contractors that can consistently project this level of quality to our projects. SKL does not leave the construction work to one main contractor but nominate quality suppliers and contractors to work with the Main Contractor. Although as developers, we are required to pay extra costs for construction management and other overheads; therefore, we assign work to industry leaders to produce highest quality. Thanks to them, we can maintain the highest level of finishing works in our projects which forms integral part of SKL’s success.

Being transparent and having a trusted local partner allow us to work with global leaders in the region to jointly develop projects. The team of international and local management with strict complying of rules and regulations distinguishes SKL from other local developers in terms of having international experiences and exposure for successful partnerships.


Can you share more information about the new luxury residential projects?

We will deploy at least two new projects on the Thu Thiem peninsula, including a villa townhouse project anda mixed-use commercial and residential. Staying in line with the principles of Luxury Boutique strategy, the projects will be in a prime locations. The design will remain as unique as the project that SonKim Land has deployed. In particular, we will focus on the international standard of space, comfort and security for both projects.


Recently you have expanded your business into F&B and Convenience stores. Can you tell us more about your plan in the Commercial Sector?

This year we plan to start several hotel & resort projects, and we are looking to have our restaurants inside our properties to maximize our revenue. For our convenience store businesses, we are looking to penetrate this exciting market and we will have some stores located in our commercial and residential projects to maximize the synergy effect.

Our partners for both F&B & Convenience businesses are top leaders in the market; Pourcel from France, and GS Retail from Korea with GS25 brand. As far as the retail market is concerned, Vietnam is one of the fastest growing market in the world now. We are dedicated to providing services and gastronomic experiences that you cannot get elsewhere.


The current situation of high-end real estate in VN now is that it is rapidly changing. As a developer, how do you respond to this rapid, and often unpredictable changes?

Top management of SKL spends a lot of time visiting and studying hot-selling projects overseas to learn the latest trends. Also, with the evolution of IT technologies, we are preparing to apply many IT solutions to our projects that can enhance the lives of our residents.

Although some newest trends may change rapidly, the core fundamental of building a sustaining and value-added house does not change. As a matter of fact, new technology and trends will make human beings work less in the office but spend more time at home. There are so many companies around the world beginning a 4-day work week and 5-hour workday which in turn will increase the time spent at home. Many people are also using their house as a place to work, so the boundaries between home and office are dissolving. This is the strong basis of why SKL is determined to stick with the fundamental of building a cozy project, so our buyers and residents would want to spend more time and enjoy the living experience at home.


What did your previous experience in Korea mean for your work at SonKim Land and Vietnam?

Coming from a family-owned construction business in Korea, I was always taught that buildings are built for long lasting, and therefore we should endeavor to ensure safe, convenient, and happy living spaces for customers. I am very proud to mention that all our residential projects were built based on those three principles.

Now that we will start to hand – over our residential projects to customers, we hope to receive the recognition from those who live in our projects which will be the highest award that a developer can receive.

A Michelin three-star chef’s French restaurant for gourmets has just opened

French restaurant Jardin des Sens, a joint venture between SonKim Land and Pourcel Château Group (PCG) opened on January 12th, 2018. This French restaurant is located in a heritage villa, in a private yet bustling urban space, at 251 Dien Bien Phu, Ward 7, District 3, Ho Chi Minh City.

The opening of the first Jardin des Sens restaurant in Vietnam (HCMC) symbolise a new chapter in the career of the Pourcel twin brothers (Pourcel Château Group) and the strategic move of SonKim Land into the Food & Beverage (F&B) business.

Meanwhile, Knight Frank estimates the number of super-rich individuals in Vietnam will grow by 170% over the next decade, one of the highest growth rates in the world. Which strategies have real estate investors drawn up to take advantage of this golden market opportunity? Andy Han Suk Jung, managing director of SonKim Land’s Residential Group, elaborates on his company’s strategic vision.


Strategic “Luxury Boutique Home” model

SonKim Land has reportedly achieved great success with projects in Thao Dien and a unique new project in District 3. As a developer of high-end real estate projects, could you please elaborate on SonKim Land’s strategic orientation?

We officially launched our exciting first housing project in Saigon in 2015, when the local high-end real estate market was dominated by foreign and major domestic investors. To gain a foothold, we chose a unique path by pursuing the “Luxury Boutique Home” model and targeting buyers who possessed both financial strength and refined aesthetic and artistic tastes. We continually conduct thorough studies of market trends, especially in terms of the needs of our customers, in order to provide increasingly sophisticated products. I should emphasize that SonKim Land does not follow a “mass production” model, as this does not provide the exclusivity and quality that we want to give our customers.

SonKim Land has charted a clear roadmap to apply the above key standards during the development of our exclusive residential projects. What about the strategic locations?

I think time will offer the best answer to this question. True value is not something that can be realized in just a short amount of time. Over the next three-ten years, SonKim Land properties will remain extremely valuable, while many competing self-proclaimed luxury projects will depreciate. This is the sustainable value we have consistently created for our customers. For SonKim Land, profit is not the first priority; instead we focus on brand credibility and customer confidence.

Difficulties were inevitable, and we anticipated them. Apart from studying and learning new luxury models on the international market, we have invited highly regarded experts and partners to Vietnam to jointly develop our projects.

Gateway Thao Dien was developed in collaboration with Hamon Development, while The Nassim is a joint project with Hongkong Land, a prestigious brand with over 100 years of luxury project development in Asia. As for Serenity Sky Villas, we partnered with URBNarc, a globally recognized architectural firm known for their innovative design solutions in the Asia Pacific region.


In order to work with international partners, SonKim Land must have a very professional workforce?

We are proud to have a team which relies on the excellence of both local and international talent, who are not only professional but also dedicated to the company’s development strategy. This has helped SonKim Land meet the strictest standards in construction quality and finishing.

Although SonKim Land's senior leaders, including myself already have landed houses, we all move in hi-end condominium projects to experience condo living and understand deeply our customers' insights.

Every year, the management of SonKim Land visits successful projects in the U.S., Hong Kong, Singapore, Thailand and other countries in order to understand and incorporate the latest trends in the global market.


How is a local real estate developer able to do all of this?

Since our early days, many subsidiaries of SonKim Land have cooperated with strategic international partners such as Itochu, GS Homeshopping, GS Retail and Pourcel. When it began, SonKim Land branched out from Dai Thanh, a well-known leading textile corporation in Vietnam. At that time, Dai Thanh had already gained considerable experience in working with international partners, and as the company expanded into real estate, we continued on this path.

Having won the trust of our international partners in SonKim Land’s business philosophy and development strategy, we have received substantial investment from potential foreign partners. In May 2017, for example, SonKim Land raised US$46 million out of a committed US$100 million through EXS Capital Limited, an investment group focused on Asia.


What is SonKim Land’s plan for the near future after executing three remarkable projects in Saigon?

We are going to develop an exclusive riverside villa project on the Thu Thiem Peninsula, which is envisioned as Saigon’s future city center. Our project will be aimed at young, highly successful Vietnamese and foreigners living in Saigon. SonKim Land also plans to further develop our design team in order to directly capture the needs of customers and intelligently convey them into our designs, ensuring that our products meet international standards while harmonizing with Vietnamese culture.


You have gained extensive experience in real estate management both in Vietnam and South Korea. How do you apply such experience locally?

I’m proud to have been into a family with a tradition of involvement in real estate, and I inherited valuable experience from them. My father was a realty developer and consultant in Gangnam, Seoul, in the 1970s. He was among the first real estate developers in that neighborhood and was involved in the construction of several high-end apartments and grade-A office buildings, such as Samsung Group’s Gangnam Head Office Tower. He often told me: “Whatever you do, small or big, you have to do it with all your heart.”

I have adopted that philosophy of dedication throughout my career and in the residential development strategy of SonKim Land.

Ho Chi Minh city on October 9th, 2017 – Son Kim Land Corporation (SonKim Land) announced its partnership with F&B International brand ‘Pourcel Château’ (France) to launch a chain of food and café restaurants in the prime locations in Ho Chi Minh city.

SonKim Land is a successful and reputable real estate developer in the Vietnamese market, focusing on high-class and luxury projects such as Gateway Thao Dien, Serenity Sky Villas and The Nassim. Participating in F&B is a strategic advance of SonKim Land, supplementing its core business of hospitality and real estate with the aim at providing perfect and ultimate living experience to the customers in SonKim Land's projects. • Gastronomie restaurant specialized in French cuisine (converted from Au Manoir de Khai restaurant in the past and belonging to SonKim Land now)
• Boulangerie-Patisserie bakery serving cakes, tea, coffee, snacks of French style
• Bistro-Gastro-Bar restaurant specialized in traditional French cuisine with a new and youthful idea on the ground floor of Indochine Tower
• Another restaurant in District 2 designed and operated similarly to the famous Terminal 1 restaurant in Montpellier, France with the style of Bistro-Gastro-Bar.

In addition, both parties will continue to develop plans to launch other restaurants in the near future, introducing to Vietnamese gourmets more new and very successful culinary concepts of Pourcel Château around the world.




SonKim Land commits that the construction progress of the Gateway Thao Dien is on schedule

Ho Chi Minh City, 14 September 2017 – Son Kim Land Corporation (SonKim Land) would like to assert that the construction progress of the Gateway Thao Dien luxurious residential project is on the schedule and they would timely hand the apartments over to customers. At the present, under strict supervision of the investor - SonKim Land, the consultant - Mace, the contractor – Cofico, the superstructure of the project is completed and the project is in the fit out process.

The above was reaffirmed by SonKim Land after the closure of the appellate court relating to the administrative lawsuit in which Mrs. Nguyen Thi Truong (residing at No.175 Ha Noi Highway, Thao Dien Ward, District 2) filed against District 2 People’s Committee for the latter’s unlawful recovery of land in order to provide such land to SonKim Land for its execution of Gateway Thao Dien project, in which SonKim Land only participated as a party with related rights and obligations. Pursuant to the decision of the appellate court, which is also the final judgment of the lawsuit with immediate enforcement, the decision is to reject the claim of Mrs. Nguyen Thi Truong against People's Committee of District 2. This was asserted that the decision of the People's Committee of District 2 in respect of recovery of the land area owned by Mrs. Truong's family had made lawfully with the sufficient authorization and properly followed procedures under the laws, which was the legal basis for Ho Chi Minh City People's Committee to allocate such land to SonKim Land.

According to Mr. Andy Suk Jung Han, Managing Director of Residential Group in Son Kim Land, the decision of the appellate court has clarified the nature of the disputes between Mrs. Truong’s family and People’s Committee of District 2 which prolonged many years. So far, even though participating in the lawsuit only as a party with related rights and obligations, SonKim Land has been suffering due to the prolonged settlement progress of the lawsuit. However, thanks to the prestige of the developer, the commitment and endorsement on the quality of the constructions, as well as the unique design of the project, SonKim Land is still trusted and supported by customers. “The construction progress is on schedule. Customers purchasing apartments in Gateway Thao Dien shall be granted apartment ownership certificates in accordance with the law”, Mr. Andy Suk Jung Han affirmed.

Gateway Thao Dien project is located at the central of Thao Dien ward, with 3 sides bounded by the Saigon River, next to Ha Noi Highway and close to An Phu Metro Train Station (Station No. 7) of the Metro Route No.1 which is being constructed. Thanks to these factors, residents of the project are able to move easily to the other areas through the synchronized systems of transport infrastructures. The projects provides 439 luxurious apartments, 85 serviced apartments and 22 super luxurious apartments. The apartments are designed harmoniously in which living rooms, dining rooms and kitchens are connected uninterruptedly to establish spacious and luxurious common rooms.

Ho Chi Minh city, on 11/8/2017 – SonKim Land is honored with the award of The Best Real Estate Deal of the Year 2016-2017 and The Company with Typical Public Disclosure of the Year 2016-2017 within the framework of the 9th Vietnam Mergers and Acquisitions (M & A) Forum, 2017 with the theme of "Seeking a Big Push" held on 10/8/2017 at the GEM Conference Center (HCMC).

The honor ceremony of Deal and M&A Advisor is one of the annual activities of the Vietnam M&A Forum. A list of typical M&A deals selected by the Independent Appraisal Council will help businesses and investors assess and review the development of the size and nature of M&A in Vietnam in the past years.

This year, SonKim Land has successfully completed 100 million USD fundraising (the first round of this investment – 46 million USD – has been disbursed) from EXS Capital and ACA Investments through the Lemongrass Master Fund and this deal has been selected and honored to be The Best Real Estate Deal of the Year 2016-2017. This is the first year, in which the M&A Forum in Vietnam has the best information disclosure Company/Dealer category to honor businesses, units or dealers, which have strategies and implement information disclosure policies transparently and effectively. SonKim Land Announces US$100 Million Follow-up Fundraising in Partnership with EXS Capital and ACA I

SonKim Land Corporation, a leading Vietnamese real estate developer, and EXS Capital Limited, an independent alternative investment group dedicated to Asia, are pleased to announce the successful closing of the first round of US$46 million, out of an expected US$100 million follow-up fundraising for SonKim Land. This is the second investment led by EXS Capital into SonKim Land through the Lemongrass Master Fund, after a successful initial investment of approximately US$37 million in 2013.

For the follow-up investment, SonKim Land and EXS Capital are also happy to be partnering with ACA Investments Pte Ltd, a leading Japanese fund manager based in Singapore with a strong track record of investments across the Asia-Pacific region. ACA has significant experience in the Vietnam market through investments in Vietnamese companies such as Bibo Mart and Cung Mua.

SonKim Land (SKL) , on May 4 held the topping out ceremony for its 36-story Madison Tower block as part of the Gateway Thao Dien complex project, ending the rough construction and embarking on the finishing phase. The 42-story Aspen Tower block is scheduled to be topped out in May.

The Gateway Thao Dien complex comprises 439 luxury apartments, 85 serviced apartments and 22 ultra-high-class apartments, international restaurants and cafeterias integrated in perfect conveniences services. SonKim Land to launch Serenity Sky Villas Project

SonKim Land has announced that it will launch the Serenity Sky Villas – Signature Edition project by the end of this month.

Located at 259 Điện Biên Phủ Street in the HCM City’s District 3, the 17-floor project covers an area of 1,500sq.m and consists of 45 sky villas which have between one to six bedrooms. With the ceiling height of 7m, dwellers will have an open and clear view and be able to enjoy harmonised light distribution.

Oakwood targets niche market with first step into Vietnam

Vietnam’s serviced apartment segment is in for a shakeup with the opening of the country’s first units under Oakwood Worldwide, a serviced apartment operator with headquarters in Los Angeles, London, Phoenix and Singapore. This property won’t be like any other Oakwood-branded project in Asia though.

Oakwood Apartments Ho Chi Minh City will reflect the history of Cu Xa Do Thanh with an interior design evocative of Saigonese architecture from the 1950s to 1970s. Opening in the fourth quarter of 2016, the apartments will rise in the city’s District 3, a prime area dotted with museums and local cafes.

The company’s foray into the Vietnamese market has been made possible with a Hotel Management Agreement between Oakwood Asia Pacific and real estate developer Son Kim Land. Boutique real estate firm Alternaty played a key role in brokering the deal.

ISSUE RELATED TO THE GATEWAY THAO DIEN PROJECT TO BE COMPLETELY RESOLVED

This is the statement made by Ms. Nguyen Thi Ngoc Nga, Deputy Chief Inspector of Ho Chi Minh City, in an interview with the Thanh Nien News concerning the “conflict” at Gateway Thao Dien (District 2) developed by SonKim Land.

Reporter: What is the policy of the HCMC People’s Committee (“HCMC PC”) on the resolution of this conflict?

Dep. Chief Inspector: Recently the HCMC PC has issued the Announcement No. 86 on the rejection of the claim of Mr. Tran Huu Phu (a son of Mrs. Nguyen Thi Truong) which accuses the District 2 People’s Committee (“District 2 PC”) and SonKim Land of the coercive recovery of the 675.7 m2 land for the execution of the Gateway Thao Dien project. The reason of the rejection is that the claims of the family of Mrs. Truong (“Truong family”) had been handled by the HCMC PC, the Ministry of Resources and Environment and the Prime Minister.

The recovery of 675.7 m2 land of the Truong’s family by the District 2 PC is conducted in accordance with the Decree No. 69 of the Government. The 675.7 m2 land area is a part of the land of the Gateway Thao Dien project developed by the SonKim Land which was allocated by the HCMC PC under the Decision No. 6015 in 2010. The inspection shows that after the District 2 PC recovered the 675.7 m2 land of the Truong’s family, SonKim Land has fenced the land and executed the project in accordance with the Approval Decision No. 23 of the Department of Construction. Therefore, Mr. Phu’s assertion that SonKim Land coercively recovered the land and executed the construction on the land, is not true.

Besides, HCMC PC is resolving the claim of the Truong family in accordance with the instruction of the Prime Minister and the Inspector General, which instructs SonKim Land to discuss with the Truong family. If the two parties fail to agree on the compensation, then an independent evaluator shall be appointed. If the parties fail to appoint an independent evaluator, the HCMC PC shall appoint a prestigious evaluator to evaluate the market price of the 675.7 m2 land area.

On 9 May 2016, the HCMC PC has issued the Official Letter No. 2121 to assign the Department of Natural Resources and Environment (“DONRE”) to lead and cooperate with the District 2 PC to work with SonKim Land and the Truong family to appoint the independent evaluator for the evaluation of the market price of the such land. However, the DONRE has invited the Truong family to join the meeting 3 times but the Truong family was absent for 3 times without any proper reason.

Reporter: What is the solution forward?

Dep. Chief Inspector: I have been involved in this case since the beginning and I always requested the developer to properly compensate the people. Up to now, the compensation has reached VND46 million/m2 for the agricultural land and 2 members of the Truong family have agreed to accept the compensation. From my experience, no matter how complicated a case is, it must come to an end. If the family does not cooperate to appoint an independent evaluator, the HCMC Inspector shall report to and advise the HCMC PC to appoint a prestigious independent evaluator to evaluate the market price of the 675.7 m2, then the compensation shall be determined and SonKim Land will be requested to transfer all the compensation to a bank account for the purpose of compensating the Truong family. When such works are done, the HCMC PC shall close this case and shall not accept any claim from the Truong family since the rights of the Truong family have been settled by the competent authorities in compliance with the standard procedure and the law.

Reporter: But recently the People’s Court of District 2 has rendered the judgement to revoke the Decision 13672 of the District 2 PC on the recovery of the land of the Truong family. So, in your opinion, does this affect the resolution process of this case and the implementation of the project?

Dep. Chief Inspector: The judgement of the People’s Court of District 2 shall not affect the implementation of the project by SonKim Land because this is an administrative lawsuit, not a civil lawsuit. If the District 2 PC failed to follow the standard procedure, the District 2 PC will report to the HCMC PC to conduct the procedure again in accordance with the law.

Reporter: After the People’s Court of District 2 rendered the decision to revoke the Decision No. 13672 of the District 2 PC on the land recovery, there is rumor that SonKim Land must return the land to the Truong family. Is that correct?

Dep. Chief Inspector: It will not affect anything, because in 2010 the HCMC PC passed the Decision No. 6015 to allocate the whole 10,943.7 m2 of land to SonKim Land for its investment execution, including 675.7 m2 of agricultural land of the Truong family. According to the Official Letter No. 7379 dated 22 September 2014 of the Office of the Government, the Prime Minister has also approved the continuance of the project. On 1 September 2009, the Department of Construction has passed the Decision No. 147 approving the project. Up to now, these decisions are still in effect. Thus, the project has sufficient legal basis. Ho Chi Minh City has allocated the land to SonKim Land, and SonKim Land has fulfilled all the financial obligations such as land use fee, tax…Therefore, the construction of the Gateway Thao Dien project shall be going on, SonKim Land will not have to return the land to the Truong family.

The Nassim is awarded as the best Condo Development in Vietnam

The Vietnam Property Awards 2016 is a part of Asia Property Awards hosted by PropertyGuru – the Asia’s leading online property group. Though happened to be the second time appearance in Vietnam, it is perceived as the largest and the most credible award in the real estate industry that aims to honor cutting edge investors, contractors and designers in the country..

The BCI Asia Top 10 Developers Awards for 2016 were presented to BRG Group, HBCI, MIK Group Việt Nam Corporation Company Limited, Novaland Investment Group Corporation, Phúc Khang Corporation, SơnKim Land, Sun Group, Tân Hoàng Minh Group, TNR Holdings Việt Nam and Vingroup JSC.Viet Nam News HCM CITY — Asia’s leading construction solution provider BCI at a ceremony held on Friday in HCM City gave awards to the top 10 Vietnamese architectural firms and property developers.

The portfolios of the architecture firms contain US$3.4 billion worth of property construction, which is expected to start this year. The portfolios of the top developers are worth about $2.8 billion.

The BCI Asia Top 10 Architects for 2016 were given to Alinco Ltd, Archetype Việt Nam Ltd, Baumschlager Eberle Asean Co Ltd, Việt Nam Architectural Design and Consultancy Company, DP Consulting Co Ltd, HTT Group - Hồ Thiệu Trị Architect & Associates, Junglim Architecture Việt Nam Co Ltd, NQH Architects Co Ltd, Sagen Constructive Design Consultancy JSC and TTA-Partners Construction Architecture JSC.

The awards aim to encourage socially responsible architecture, and serve as a platform for domestic and international networking by elite architecture firms, property developers, manufacturers, and service providers.

Around 150 architects, designers, senior executives and leading professionals in building and property development industry were presented with the FuturArc Green Leadership Award and FuturArc Prize 2016.

In its seventh year running, the FuturArc Green Leadership Award is given for eight outstanding Green projects in Asian residential architecture, including individual and multiple houses, commercial architecture, institutional architecture and interior architecture, including in Bangladesh, China, Indonesia and Việt Nam.

Five Vietnamese projects have won and two others have been given merit awards.

Currently in its ninth year, Future Prize, Asia’s foremost Green building design competition, called for design that showcase the effects of eco-architecture. There were six winning designs for projects.

A merit award went to Vietnamese Nhu Lê and team in the Student Category for their project Cut and Fill Strategy, where they explored the strategy of reusing local resources in water management to achieve a productive and economically efficient landscape in Việt Nam.

Ceremonies for the 12th BCI Asia Top Award were also held in Hong Kong, Indonesia, Malaysia, Philippines, Singapore and Thailand. —VNS

Vietnam Property Awards names first Real Estate Personality of the Year

Nguyen Hoang Tuan, chairman and founder of SonKim Holdings Investment, has been chosen by the editors of Property Report as the first-ever recipient of this prestigious honour in Vietnam
